Vanhall Barn is a fabulous contemporary house built in 2021. With a professionally designed interior, luxurious linens & quality fixtures/fittings throughout. Vanhall Barn benefits from 4 bedrooms (one on the ground floor with ensuite), a fully equipped kitchen, a large garden & plenty of parking. It's the perfect place for a group of friends or families.
The fabulous open plan living, dining, kitchen area is spacious but cosy with the addition of underfloor heating & a wood burner. A perfect space for relaxing, socialising and enjoying the natural light that floods in through the floor to ceiling glass doors.
The high spec kitchen is fully equipped with Smeg appliances (see amenities). A separate utility room houses a washing machine and tumble dryer. Also on the ground floor is a WC and a bedroom with ensuite making it ideal for guests with mobility challenges.
Upstairs are 3 further double bedrooms (one ensuite) and a family bathroom.
Vanhall Barn is situated next to Starose Barn on a very quiet country lane on the edge of Ampney Crucis village. Just a 5 minute stroll to the local pub, The Crown at Ampney Brook.
The patio & lawned garden are surrounded by countryside views & is a great space for alfresco dining and for children to play (please note the garden is not yet fully enclosed so pets & young children need to be supervised).
There is outdoor dining furniture, trampoline and BBQ (charcoal not provided).
Parking is available for up to 6 cars.

The Estate prides its self on being Eco-friendly, all heating and hot water is generated via a sustainable wood pellet Bio Mass heating system and the estate produces electricity via a solar system, where possible all cleaning products used within the accommodation are natural Eco-Friendly products.

"The Cotswold Barn was a fabulous location for a family Christmas. The space has to be seen to be believed and is just stunning! It really is huge, and beautiful with many additional features we were not expecting! All of the bedrooms were clean and comfortable with well appointed bathrooms and the beds extremely comfortable. The catering style kitchen is quite well equipped with plenty of plates, and glasses for everyone, it also includes an industrial ice machine which was used a great deal for Christmas cocktails and keeping the (very useful) ice bucket replenished. The hosts were great, and ready to help with any issue despite being very busy themselves. The welcome and overview on arrival was really thorough. We would definitely stay again!"

PetsThere are two resident dogs on the estate at the back of where the Long Barn is situated so we ask visitors to please stay to the designated areas (signs are in place for areas not accessible). We welcome dogs but ask they do not go on furniture or in bedrooms and are never left alone in the property. They must be kept on a lead at all times when not in the property or garden.

Rural LocationPlease also note that we are in a rural location. Public transport is extremely limited and we are not within walking distance of any amenities, although Cirencester is just a 5 minute drive away .

Terms & ConditionsCRUCIS PARK ESTATE LLP TERMS & CONDITIONS DEFINITIONS “We”, “our” or “us” means Crucis Park Estate LLP of Barnsley Road, Ampney Crucis, Cirencester, Glos GL7 5DX.“You” or “your” means any person who occupies The Holiday accommodation pursuant to these Terms.“Booking Form” means the booking form signed by you confirming that you wish to stay at The Holiday accommodation pursuant to these Terms.“The Holiday accommodation” means either The Cotswold Barn, The Long Barn, Archway Cottage or The Nook at Barnsley Road, Ampney Crucis, Cirencester, Glos GL7 5DX.“The holiday period” means the period from 16.00 from the commencement date set out in the Booking Form (“the check in date”) until 10.00 am on the check out date as set out in the booking form.“The fee” means the fee for occupation of the Holiday accommodation as set out in the Booking Form.KEY TERMS OF BUSINESS FOR THE OCCUPATION OF THE BARN You will be able to access the holiday accommodation from 16.00 on the first day of your period of hire and will have to fully vacate the accommodation by 10.00 on your date of departure. The cost of your stay at the holiday accommodation will be as set out in the Booking Form and will need to be paid in full cleared funds at least 3 weeks before the first day of your stay. The following are strict terms of your occupation of the holiday accommodation and any breach may result in you being required to leave before your departure date. In those circumstances you will not be entitled to a refund of your fee or deposit. You will not cause any nuisance, damage, disturbance or annoyance to any of our neighbors. You will not be allowed to use the garden or any external parts of the accommodation hired for any social gathering after 10.30 pm at night. You will not use any television, radio, musical instrument or other equipment so as to allow any noise to be audible outside of the holiday accommodation. You will not leave any rubbish or litter on any external part of the holiday accommodation except in a bin designated for that purpose. You will not smoke in any part of the holiday accommodation. If you bring a dog to the holiday accommodation, it is not allowed on the furniture in any circumstances and you will be liable for the cost of making good any damage caused by their pet and any additional cleaning which may be required. You will be responsible for picking up and disposing of any dog mess which occurs. Broadband is available at the holiday accommodation but there is no telephone line for incoming or outgoing calls. Please do bear all these terms in mind because failure to fulfill them may result in your stay being brought to an early end. STANDARD TERMS AND CONDITIONS FOR THE OCCUPATION OF THE BARN GENERAL These terms and conditions will apply to our supply of services to you and will prevail over any other documentation or terms that you may supply. In case of any conflict between these terms and the Booking Form, the Booking Form will prevail.You will accept these terms and conditions by signing the Booking Form or if you pay a deposit. NATURE OF THE AGREEMENT We grant you a licence for the purpose of a holiday and there is no intention to create the relationship of landlord and tenant between us. You shall not be entitled to a tenancy, or to an assured short hold tenancy, or to any statutory protection under the Housing Act 1988 or to any other statutory security of tenure now or when this licence ends. LICENCE TO OCCUPY We grant you a licence for the holiday period for the fee, payment of which is required in advance together with use of the furnishings, kitchen equipment, crockery, glasses, bedding and towels. PAYMENT You must pay the fee and the deposit. The fee and the deposit must be cleared funds before the commencement date. 50% of the fee must be paid at the time of booking to secure the holiday accommodation over the Holiday Period.The Holiday Period will commence at 16.00 on the Commencement Date and you must have vacated the holiday accommodation, with all your family and guests, by 10.00 am on the Departure Date. Failure to do so will result in you being charged a further day’s proportionate licence fee. KEYS We will issue you with two sets of keys to the holiday accommodation on the Commencement Date and you must return them to us on the Departure Date. If you lose a key, we will replace it upon you paying the reasonable cost of having a replacement cut. LICENSEE’S OBLIGATIONS You must allow us to enter the holiday accommodation to inspect the state of it, at all reasonable time with 24 hours’ prior notice in writing, or in the event of emergency at any time without notice, causing as little inconvenience to you as reasonable practicable and making good any damage caused to the holiday accommodation and your property.You must keep the holiday accommodation and the furnishings, kitchen equipment, crockery, glasses, bedding and towels clean and in good condition and be responsible for repairing any damage.You must not cause any damage to the walls, doors or windows of the holiday accommodation.You must not do anything that my reasonable be considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighboring premises.You must not do or permit any act that would make any insurance policy on the holiday accommodation void or voidable or increase the premium and comply with any regulations reasonably made from time to time and notified to you during the Holiday Period and ensure that they are observed by all members of your family and guests.You will fully indemnify us against any loss, damage, costs, expenses or any other liability we may suffer as a result of any breach of these terms by you or any of your guests, or otherwise as a result of your occupation of the holiday accommodation. USE This licence is personal to you. You must not use the holiday accommodation except for the purpose of a holiday by you and your family and guests during the Holiday Period, and not for any other purpose or longer period. OWNER’S OBLIGATIONS We will allow you and your family and guests, enjoyment of the holiday accommodation for the Holiday Period free of interruption except in an emergency or with 24 hours notice.We will provide clean bed linen and towels, drying up cloths, soap, lavatory paper, washing-up liquid and cleaning materials as reasonably required during the Holiday Period.We will pay for all reasonable utility bills.10.11.12.We confirm that the furniture and furnishings comply with Furniture and Furnishings (Fire) (Safety) Regulations 1988 as amended.We confirm that the electrical appliances and equipment provided by us are safe and will not cause danger and that all electrical appliances and equipment manufactured after 19 January 1997 are marked with the appropriate CE symbol.EARLY TERMINATIONThis licence may be terminated before the end of the Holiday Period by us giving you notice only in the event of you being in material breach of the terms of this agreement or any reason of fire or some other catastrophic event of the type covered in a comprehensive insurance policy. In the case of termination otherwise than by reason of your default, we shall return to you the appropriate proportion of the Fee attributable to the then unexpired remainder of the Holiday Period.NOTICESAny notice to be served on you under this agreement may be given during the Holiday Period by delivery by putting under the front door of the holiday accommodation and shall be deemed to have been received upon the expiration of 24 hours after service.LIABILITYWe do not exclude or limit our liability to you for any death or personal injury you may suffer which relates to or arises as a result of any negligence on our part, but we will not be liable for any other direct loss or damage that you or anyone who occupies the holiday accommodation may suffer, however caused, and in any event our liability for any loss and damage will not exceed the Fee.We will not be liable under any circumstances for any indirect or consequential loss of profit or other economic loss that you or anyone who occupies the holiday accommodation may suffer, however that may be caused.We will also not be liable for any non-performance in whole or in part of our obligations under these terms and conditions as a result of any strike, lock out, fire, flood, inability to obtain materials, breakdown, delay of supplier, governmental act or regulation or any other cause beyond our control.We accept no responsibility for any damage caused to your property or the property of anyone who occupies the holiday accommodation and strongly recommend that you take out accidental damage insurance.SEVERANCEIf any term or provision of these Terms and Conditions is held invalid, illegal or unenforceable for any reason by any court of competing jurisdiction, that provision will be severed, and the remainder of the provisions will continue in full force and effect.13.9.SAFETY REGULATIONS14. GOVERNING LAWThese terms and conditions shall be governed by and construed in accordance with the law of England and Wales and the parties hereby submit to the exclusive jurisdiction of the Courts of England and Wales.15. CONTRACTS (RIGHTS OF THIRD PARTIES) ACT 1999Any person who is not a party to the contract incorporating these terms and conditions (except a person whose title derives from the original parties) is not entitled in his own right to enforce any terms under the Contracts (Rights of Third Parties) Act 1999.
